We used them to compare housing costs across the 50 states and the District of Columbia: the typical home, lower-priced and higher-priced homes, growth since 2020, and rents in the 30 largest metro areas. Each comparison has its own chart with the full list.

The typical home: from $179,496 to $833,340

Hawaii's typical home was worth $833,340 in August 2026, ahead of California ($764,158) and Massachusetts ($661,896). West Virginia's was worth $179,496. 10 states and DC were at $500,000 or more, against 3 places in August 2020. Typical Home Value by State 2026.

Lower-priced and higher-priced homes

Among lower-priced homes, California led at $467,879, and only Mississippi ($99,582) and West Virginia ($88,585) were below $100,000. Typical Starter Home Value by State 2026. Among higher-priced homes, Hawaii ($1,428,520) and California ($1,425,270) were almost level, and five places were above $1 million. Typical High-End Home Value by State 2026. Lower-priced homes gained value faster than higher-priced ones since August 2020 in 39 of the 51 places.

Growth since 2020: New England on top

The typical home in New Hampshire gained 66.9% between August 2020 and August 2026, and Connecticut's 66.5%. Louisiana's gained 7.5%, the least of any state, and DC's fell. The median state gained 44.8%. The Federal Housing Finance Agency's index shows larger rises in every state, so the exact percentages depend on the measure. Home Value Growth by State 2020-2026.

Rents in the 30 largest metro areas

Typical asking rent was highest in the New York metro area, $3,615 a month, followed by San Francisco ($3,409) and Boston ($3,074). San Antonio was cheapest at $1,422. Rents were lower than a year earlier in 4 of the 30 metros. Typical Rent in the 30 Largest US Metro Areas 2026.

Home values come from the Zillow Home Value Index, smoothed and seasonally adjusted, for all homes; the typical home is the 35th to 65th percentile, lower-priced homes the 5th to 35th and higher-priced homes the 65th to 95th.
