Typical High-End Home Value by State 2026How the data is collected. Zillow's top-tier ZHVI gives the typical value of homes between the 65th and 95th percentile of values in each area. Because it stops at the 95th percentile, it leaves out the most expensive 5% of homes and so describes upper-middle housing rather than true luxury estates.
Background. The gap between higher- and lower-priced homes was widest in New York, where the typical higher-priced home was worth 4.1 times the typical lower-priced one, and narrowest in Oregon, at 2.1 times.
Limits. Hawaii and California differ by only 0.2% of California's value. The values are estimates for the whole housing stock in each tier, smoothed and seasonally adjusted, not prices paid in actual sales.
Five places had a typical higher-priced home worth over $1 million in August 2026: Hawaii, California, DC, Massachusetts and New York, led by Hawaii at $1,428,520.
